PC in different room with no compromises (Like Linus)
Hello LTT Fam! I'm planning on putting my PC in a rack in a different room pretty much just like Linus does. Links to what I'm planning on getting below. I want it to feel exactly like it does now with a standard setup with everything connected directly into my PC. I don't want to have to compromise on anything so I have some questions:

With the CalDigit Element hub will there be any noticeable latency added for keyboard/mouse? Or will it feel exactly the same as it does directly connected to PC? I've never used Thunderbolt before.

Will GSync and AMD FreeSync work the same using the Optical Displayport cables?

Would GSync and FreeSync work using the USB to Display port adapters plugged into the Element hub?

I have a triple monitor setup. Other than cost, is there a reason to go with using all optical displayport cables running directly to GPU vs using USB to displayport adapters on the CalDigit hub?

Monitors are 2x Dell S2721DGF and 1 Alienware AW2721D. CPU is 5950X, GPU is RTX 3090.
Without diving too deep into all of this, I don't think that hub can support triple 4k high refresh rate monitors so you'll be running multiple cables. The hub shouldn't introduce noticeable latency for your keyboard/mouse, but I'm no expert on thunderbolt. I think everything else is derivative of the first point about the hub.
Just do what I did and put the computer in the room next to yours and then make a nice size hole between the two rooms. Run all your cables through the wall. My computer is on one side of the wall and my desk is on the other side so the cables didn’t even have to be that long.

I've done exactly that in my old house, was great and really easy. However, that won't work in my current house.
