I've been using Frigate which is open source, supports the usual motion detection, zones and does impressive object detection. Practically supports any video camera that has an accessible live stream, although it can sometimes take a bit of fiddling to configure. Can also be integrated with home assistant if you're in to that.
They strongly recommend using it with a coral ai stick for fast object detection but I have been getting away with just using the CPU since it's hard to find stock. You'll definitely need one though if you're planning to run it on a raspberry pi.
This is basically exactly what I was looking for. Looks very promising and I will definitely be diving deeper on it. As for the actual hardware I will be using to host, I have a 10 year old laptop with an i3 in it and an old dell desktop with a dual core inside it laying around LOL was likely just going to use one of those with multi TB attached storage.

So far it looks like an amazing bang for the buck solution and since it has a lot of storage and performance I can do some on device detection to. Mounting is awkward but for temp testing it is grate.
Also look for used cameras. UniFi recently launched a new version so I saw a set of last gen cameras 1080p for 15 EUR a pop. I think the brand is pricey but heck for that price I am sad I missed them.

Sorry for the delay in response, but I ended up going with MotionEyeOS! So far it has been GREAT. Highly recommend. I run it as a docker container on an old laptop and it has been smooth as butter.
This is definitely a contender. I was hoping to go for something more opensource, but it may be worth it to shell out the $65 for a license. The website doesn't specify, but does this allow for local ONLY storage of video instead of shooting all your data up to a cloud server? Maybe I just missed this on their info page.
I self host using Synology’s surveillance station. It is excellent software.
I actually really like this after looking in to it. The page doesn't specify, but does this require a license to use(I assume that it does)? Also, can you use it with any NAS solution or do you HAVE to have a Synology NAS?

I use frigate in a docker container and pass my GPU to it for acceleration. Whenever i get my coral, I'll pass that too
Just FYI he has a beta of TensorRT that would use the GPU for detection instead of a coral.

I’m using XProtect with Dahua IP cameras. It records video to my NAS when motion is detected.
ISpy dvr agent is pretty good. I have it running a lot of cameras with 24/7 recording on TrueNas Scale.
