You can see what their rates are online. Discounts are possible, but don't expect a $150 / night hotel to give you $60 / night inclusive of taxes, that wont be worth it to them. Most online searches will give you a weekly or monthly rate.
That length of stay would be tax exempt, but you’re correct that’s a low ask
Is the 1800 your BAH, or per diem? I did a set of orders, 6 months, and called hotels asking them to match the GSA per diem rate and every hotel matched it, was in Boston, per diem was 281/night. Many of the hotels had rooms going for 400-700 per night but I think the guaranteed long term rate is what sealed the deal.
The 1800 is BAH + a portion of base pay. Unfortunately, it’s my permanent duty station and I won’t be getting per diem.
The main thing you're going to come into conflict with is that after a certain amount of time you classify as a tenant by law. I'm not sure if there's much of a work around since I worked there but things were 30 days max.
