How to Negotiate A Rate for Extended Stay
I’m in the military and stationed at a base in the upper Midwest. I’m looking for an extended stay option, and I really don’t want to settle for budget hotels like ESA. For personal reasons, I don’t want to buy or rent an apartment in this area.
I’m a Bonvoy member, and I really like Marriott brand hotels. Im looking to stay at a Residence Inn or equivalent property for a period of 8-10 months. The only problem is that I have a budget of around $1,800 per month.
I’m looking for tips on how to negotiate a monthly “rent” in this ballpark. Is this realistic?
find the hotel and ask to speak to their sales manager. Always nice to try to make an appointment to go in person, even better with flattery of some cookies or something. You can see what their rates are online. Discounts are possible, but don't expect a $150 / night hotel to give you $60 / night inclusive of taxes, that wont be worth it to them. Most online searches will give you a weekly or monthly rate.
That length of stay would be tax exempt, but you’re correct that’s a low ask
Is it realistic for them to give you a massive discount for 8-10 months? I would say no, not really. However you damn sure can ask.
Is the 1800 your BAH, or per diem? I did a set of orders, 6 months, and called hotels asking them to match the GSA per diem rate and every hotel matched it, was in Boston, per diem was 281/night. Many of the hotels had rooms going for 400-700 per night but I think the guaranteed long term rate is what sealed the deal.
The 1800 is BAH + a portion of base pay. Unfortunately, it’s my permanent duty station and I won’t be getting per diem.
Why aren’t you renting? It would be cheaper to rent and hire a cleaner.
Yeah. Maybe a fully furnished apt would be better
The main thing you're going to come into conflict with is that after a certain amount of time you classify as a tenant by law. I'm not sure if there's much of a work around since I worked there but things were 30 days max.
